Guide to Renting a property
First step – Register
By registering with Roding Estates, you get the advantage of viewing your potential perfect home in the areas you are interested in before it is advertised on leading property sales portals. You can register:
- by visiting our office at 94 Roding Road, Loughton, Essex, IG10 3EF;
- by calling us on 020 8279 1467.
Finding the property
Once we understand your requirements for the property you are looking for, we can keep you updated via email, text alerts and phone calls as soon as a property is available in the areas you are interested in.
Which contract suits you?
If you are looking for a place to stay for a short period of time (starting from 1 week up to 6 months), a short let contract would be an ideal match for you as it is an inexpensive housing solution in comparison to hotels and serviced apartments. Properties for short let contracts usually come fully furnished and all bills are included in the rent (excluding telecommunications).
If you are looking to live and work in a certain area for a time period that exceeds 6 months, then a long let contract is ideal for you. You will usually be responsible for all utility bills and council tax unless stated otherwise in the contract.
Option to choose a managed property
Roding Estates offers fully managed properties for your peace of mind. Should you choose to rent a managed property, we are available to handle your day-to-day issues (such as malfunction of electricity, heating, plumbing etc.) with our dedicated team member being on call 24/7.
You can book a viewing of the property you are interested in by coming in the office, requesting a call back on our website or by calling us on 020 8279 1467. All viewings are conducted by one of our team members and will take place at a time convenient for you – from 8am to 9pm on weekdays and 10am to 6pm on Saturdays.
Once you have found a property that suits your needs and requirements, you can make an offer and we will pass it on to the landlord.
If your offer is accepted, we will collect references from the referees you have chosen, check all of the relevant documents to confirm your identity and the right to reside in the UK, and possibly carry out a credit check if necessary. If all of the documents are satisfactory, we will draft a ‘Tenancy Agreement’ and you will be asked to provide us with your moving in money.
Once the contracts are signed, you will be given your set of keys for your new home – congratulations!
